On behalf of the Green Springs Home Owners Association, we would like to welcome you to your community and take this opportunity to provide you with information
that is important to you.
Board of Directors (or the Board) is the Representative body which is responsible for the administration of the Association affairs.
The Board of Directors consists of 7 homeowner residents who are elected for one/two year terms. A President and Vice President are chosen from the Board and approved by the Homeowners vote.
We are a covenant community. All Homeowners, current residents, and occupants, are responsible for reading and following the covenants and Bylaws. By accepting title to your property you have accepted the responsibility to abide by the covenants. The Homeowner will be given a written notice if a violation occurs, and given a time frame to resolve the issue. However, if a covenant violation is not resolved, a fine will be assessed. As part of your closing, you should have received a copy of our Covenant and ByLaws. If you have misplaced or need additional copies of the Covenant and Bylaws, you can view them here at any time OR print them at your own cost.
The Business Manager is hired by the Board of Directors. The current Business Manager, Carey Sharpe, has been in that position 23 years, and is a 28 year homeowner in Green Springs.
We encourage you to make improvements to your home; this is the fastest way to increase its' value! No work is to begin unless an architectural form is completed, documented, and approved by the Board of Directors; Approval is given by the Board of Directors under covenant guidelines. Please see the Architectural Request Form located under the "Documents & Forms" tab.
All property owners in Green Springs are required to pay Homeowners fees. The dues are currently $1172 annually and are billed, collected and documented the Business Manager. Payments can be made quarterly or annually. $15 fees are applied for late payments, and continue until dues are current. It is the responsibility of the titled homeowner to pay HOA dues; regardless of who occupies the home.
Any questions regarding dues should be sent to the HOA Business Manager.
If you would like a hard copy of our Covenants, Bylaws, directory, or rules and regulations, please contact the Business Manager to have one printed. Available for $15 by check or cash.
The collection of trash for Green Springs is on Tuesday and receptacles should be placed at the curb. Landscaping material should NOT be placed in the trash for collection but taken to the local solid waste authority for proper disposal. Once the trash is collected, the receptacles should be removed from the curb, and stored out of sight.
The speed limit is 15 miles per hour. Please watch for joggers, children, pets and wildlife. Please STOP completely for stop signs
Home owners that wish to address the Board may attend monthly Board Meetings with advanced request.
The Annual Meeting is held yearly on the first Saturday of November.
This year the meeting with held Saturday, November 1st, 2025.

Green Springs Patio Homes does not have a public pool nor an amenities center.
The Arms Wide Open Church is no longer accepting applications from residents to use the Amenities Center. The other HOA's within Island Green ONLY OFFER membership within that HOA.

Board of Directors Meetings are held once a month unless on summer break.
Meetings for 2025 are scheduled for the first Tuesday of the month.
